Espacio León is an important milestone in the urban development of the capital, forming part of the daily life of the inhabitants of León. With a surface area of 37,000 square metres distributed over 3 floors for commercial use, cinemas and leisure and restaurant premises, it also has an underground car park with capacity for 1,300 vehicles and a surface car park with a further 200 spaces.

Espacio León is located on a wide boulevard from where you can access the centre on foot or by car. Its main entrance leads to a large atrium that gives access to the Plaza del Sol. Inside, the Plaza de las Estrellas allows the distribution of visitor traffic around circular corridors interconnected by escalators, which facilitate direct access to the floors of the centre. Its avant-garde design makes it a unique building that blends perfectly into its surroundings, thanks to its architectural features and the use of noble materials such as iron, steel and glass and other natural materials typical of Leonese architecture, such as Maragata stone and Boñar stone, which have allowed its perfect integration.

Espacio León has been awarded several times, being finalist in 2006 in the ICSC awards in the category of Best Medium Shopping Centre, and receiving the award for Best Small Shopping Centre granted by the Spanish Association of Shopping Centres in 2007.

Espacio León invests and works permanently in its environmental policy to guarantee the use of sustainable energy, the reuse of waste water and the reduction of fossil fuel consumption, among other things, and is also committed to innovation and education. Its priority objective is to guarantee an excellent quality of life in its area of implantation, which must necessarily coincide with the needs of the inhabitants of León. As a result of the application of its environmental policies, Espacio León obtained the BREEAM In-Use International certification in December 2016 with an excellent score. BREEAM In-Use is the world's most prestigious method for assessing sustainability impact. This method is used by investors, owners, management companies, etc., to establish improvement plans to obtain maximum efficiency yields in asset management.

Espacio León has been certified by BREEAM In-Use International analysing the following parameters: Part 1 - Individual rating: VERY GOOD. 60,17%. In this part of the process the characteristics and performance of the building have been evaluated taking into account its structure and form, its construction and its facilities. The highest scoring categories were waste management (100%) and materials (96.43%). The star rating was: 4 stars. Part 2 - Building Management: EXCELLENT. 80.11 %. This part of the process evaluated additional policies and measures related to building performance: energy control (heating, cooling, ventilation, humidification, lighting, etc.), water consumption in all spaces, waste management systems (collection of glass, paper and other recyclable materials, management of organic waste from restaurants and cafés, electronic waste, etc.) and carbon footprint (reducing emissions by optimising processes) among others. The categories that achieved the best results are: land use and ecology (100%) and pollution (90.48%). The star rating was: 5 stars. Currently in Spain only 74 shopping centres have obtained this certification (out of more than 500 in operation). Only 3 are in Castilla y León, and it is the first one to achieve it in the city of León. The BREEAM In-Use certification allows the monitoring of many parameters that will allow us to continue reducing the costs of the building.
